Renovation of a dilapidated heritage listed colonial style building in a demolition control precinct in Greenslopes, Brisbane.

The site being on a "narrow" block and in a demolition control precinct created some interesting design issues.
Local by-laws required that the facade be restored to it"s original state "as built" in 1909.
The narrow block issue made relocating the dwelling not viable, so it was renovated "in place" and excavated under.

The whole dwelling completely wired for internet, SAT TV, telephone, intercom entry and fire detection throughout.

The false gable facade that was built in the 1940's was demolished. The old concrete stumps were removed and the area under the house excavated. Steel bearers were inserted under on steel support posts and the lower floor area concreted. The front verandah was restored and re-built on hardwood stumps with a steel bearer to span across allowing acces to the lower floor double garage.
The site was intended to be dveloped in two stages.
In stage one the old colonial listed house at the front of the site was renovated and later a modern extension was built on the back in stage two.

The rear facade of stage one was sealed off with plastic sheeting until stage two started.
